How It Works
How Repairs Work
- Send photos and a description.
List every item; photos help us price it by the job. - Get a fixed quote when the scope is clear.
Your price is confirmed before we start. If photos don’t show enough, we’ll ask or take a look first. - We schedule a time with you.
Once you approve your quote and any deposit. - We work through your list.
Several items in one visit when the scope allows, plus cleaning on the same visit if you asked for it. - We walk through the finished work with you.
Or send photos if you’re away. The final invoice comes once you’re happy.
As soon as the next day. Repairs can be scheduled as soon as the next day, depending on scope, location, and team availability.
We bring the parts and materials for repairs, unless we agree otherwise.
How Installations and Improvements Work
- Tell us about the project.
What you’d like done, with photos and rough measurements if you have them. - We visit when needed.
If the work can’t be priced from photos, we arrange a free site visit. - Get a written scope and quote.
It sets out the work, the price, and any permit responsibilities before anything starts. - Confirm materials and scheduling.
Once you approve the quote and any deposit, we confirm the materials and schedule the work with you. - We do the work and keep you updated.
If something unexpected turns up, like hidden damage, we explain it and get your approval before any added charges. - Final walkthrough.
We walk through the finished project with you, or send photos if you’re away. - Add a final cleaning.
When you ask for it, our cleaning team gets the space ready to use.
We confirm timing with you before work starts.

When a Project Is Bigger Than Maintenance
Cyrus Maintenance takes on repairs, installations, and non-structural improvements. We don’t take on:
- Whole-home renovations or full kitchen and bathroom remodels
- Structural changes, additions, or new construction
- Major permitted projects or large multi-trade construction
- Larger commercial build-outs
- Major electrical or major plumbing work, and roofing
- Hazardous materials, mold remediation, or unsafe working conditions
- Licensed trade work outside our scope
If your project is bigger than maintenance or outside our scope, we’ll tell you clearly.

Maintenance Questions
What’s the difference between a repair and an improvement project?
A repair fixes something specific, often several small items in one visit, and we can often price it from photos. An improvement project, like new flooring, tile, or a kitchen or bath update, often needs measurements or a free site visit, and gets a written scope and quote before work starts.
Can I supply my own materials?
Yes, if we agree on it in your quote. For repairs, we bring the parts and materials unless we agree otherwise. Materials you supply can affect timing and what our workmanship covers (Service Terms, section 7).
Who handles permits?
When work needs a permit or inspection, your quote says who is responsible for it.
How does payment work?
A deposit confirms your agreement and reserves your service date. When we finish, we walk through the work with you, and we send the final invoice once you’re happy with everything. If you’re away, we send you photos to check first.
