These Service Terms and Conditions (“Terms”) apply to cleaning, property maintenance, repair, and related services provided by Cyrus Services LLC, operating as Cyrus Cleaning and Cyrus Maintenance (“Cyrus Services,” “we,” “us,” or “our”).
“Client,” “you,” and “your” refer to the person or organization requesting, approving, or paying for the services.

1. Acceptance and Contract Documents
By electronically approving or signing a quote containing a link to these Terms, the Client confirms that they have had an opportunity to review and accept:
- The scope, exclusions, pricing, deposit, and payment schedule shown in the quote;
- These Service Terms and Conditions;
- Any approved change orders; and
- Any required project-specific disclosures.
The approved quote, these Terms, and approved change orders together form the service agreement between the Client and Cyrus Services.
If a specific written provision in an approved quote or change order conflicts with these general Terms, the specific provision controls for that project.
The Client confirms that they are legally authorized to approve work at the service address.
2. Quotes and Service Scope
Unless expressly described as an estimate, the quoted price covers only the services specifically listed in the quote.
Quotes are prepared using information supplied by the Client, visible conditions, photographs, measurements, walkthroughs, and other information reasonably available when the quote is prepared.
Unless otherwise stated, quotes are valid for 30 days.
Items not specifically included in the approved quote are outside the service scope. Verbal discussions do not modify the scope unless documented and approved in writing.
3. Changes and Unforeseen Conditions
A price or schedule may change when:
- The Client requests additional services;
- The property’s size or condition materially differs from what was represented;
- Areas or components could not reasonably be inspected before work began;
- Concealed damage, improper prior work, code issues, water intrusion, rot, pests, mold, hazardous materials, or structural concerns are discovered;
- Required materials, permits, inspections, or specialized trades are needed; or
- Access limitations increase the time or equipment required.
We will explain material changes and obtain written approval before performing chargeable additional work. Approval may be documented through Jobber, an updated quote, a change order, email, text message, or another written electronic record.
We may take reasonable emergency action without prior approval when immediately necessary to protect a person or prevent substantial additional property damage. The Client will be notified as soon as reasonably possible.
4. Scheduling and Arrival Windows
Scheduled times and arrival windows are estimates. Travel conditions, weather, earlier appointments, emergencies, staffing, building access, and material availability may affect arrival or completion times.
We will make reasonable efforts to notify the Client of significant delays.
A service date is reserved after the quote is approved and any required deposit is paid. We may reschedule work when conditions make it unsafe, impractical, or unlikely to produce an acceptable result.
5. Client Responsibilities
The Client agrees to:
- Provide safe and timely access to the property and work areas;
- Provide accurate parking, entry, gate, alarm, lockbox, and building instructions;
- Provide working water, electricity, lighting, and restroom access when reasonably needed;
- Secure pets and inform us of animals at the property;
- Identify fragile, valuable, unstable, damaged, or unusually delicate items and surfaces;
- Remove or secure cash, jewelry, medications, firearms, sensitive documents, and irreplaceable property;
- Disclose known hazards, leaks, electrical concerns, mold, pests, needles, bodily fluids, or hazardous materials;
- Obtain any necessary owner, landlord, tenant, property-management, condominium, or homeowners-association authorization; and
- Ensure that Cyrus Services has permission to enter and perform the requested work.
If the Client’s belongings or other obstructions prevent access to an area, we may clean or work around them. We will not discard personal property unless specifically authorized.
6. Cleaning Services
Cleaning prices are based on the represented size, use, occupancy, and condition of the property and the service level selected.
A property requiring substantially more time because of additional rooms, or undisclosed conditions may require an updated price or reduced scope.
Unless included in the quote, cleaning services do not include:
- Dishes, laundry, packing, unpacking, or organizing;
- Moving heavy furniture, appliances, or personal property;
- Interior appliances, cabinets, windows, walls, or other specialty-detail work;
- Exterior work or work requiring specialized access equipment;
- Bodily-fluid, needle, biohazard, crime-scene, hazardous-material, or pest remediation;
- Extensive or specialized mold treatment; or
- Restoration of permanently stained, worn, etched, scratched, corroded, discolored, or damaged materials.
We cannot guarantee the removal of permanent stains, mineral deposits, discoloration, damage, wear, or conditions caused by aging or improper installation.
Product, fragrance, allergy, and surface-care requests must be communicated before service. We will make reasonable efforts to accommodate them, but cannot guarantee an entirely allergen-free, fragrance-free, or residue-free environment.
Client-supplied cleaning products will be used only by prior agreement. Cyrus Services is not responsible for inadequate performance or damage caused by defective products, incorrect instructions, or undisclosed incompatibility.
7. Maintenance and Repair Services
Maintenance and repair work is based on visible and reasonably discoverable conditions.
Concealed damage, inaccessible components, code deficiencies, unsuitable prior work, water intrusion, rot, structural conditions, hazardous materials, or other unexpected conditions may require a revised scope.
Client-supplied materials may affect timing, workmanship, and available warranties. Cyrus Services is not responsible for defects, incompatibility, shortages, delays, or failures caused by Client-supplied products or materials.
Work requiring a specialized electrical, plumbing, asbestos, or other trade license will be performed only by appropriately licensed personnel or subcontractors when required by law.
Permit and inspection responsibilities will be identified in the quote when applicable. The Client agrees to provide reasonable cooperation for building access, inspections, approvals, and documentation.
8. Washington Contractor Disclosure
For projects covered by Washington law, Cyrus Services will provide the Washington Department of Labor & Industries Notice to Customers before work begins.
The Client agrees to review and acknowledge the notice when required. This statutory notice is separate from and does not replace the accepted quote or these Terms.
Nothing in these Terms waives any consumer, lien, disclosure, cancellation, or warranty right that cannot legally be waived.
9. Deposits, Payments, and Taxes
Required deposits, progress payments, and final-payment terms will appear on the applicable quote or invoice.
Deposits ordinarily apply toward the final project balance. Special-order materials, permits, equipment rentals, and other committed project costs may be nonrefundable when disclosed before purchase.
Invoices are due according to the date and payment terms stated on the invoice. Applicable sales tax and other legally required charges may be added.
A stored payment method will be charged only when the Client has provided the applicable authorization.
Cyrus Services may pause future services or project work while an invoice is past due. The Client may be responsible for reasonable collection expenses permitted by law.
10. Cancellation and Rescheduling
Unless the quote provides different terms, the following policy applies to routine cleaning appointments:
- At least 24 hours’ notice: No cancellation fee.
- Less than 24 hours’ notice: A cancellation fee may apply if a team has already been assigned or dispatched.
We may waive or reduce a fee for a genuine emergency at our discretion.
For maintenance projects, the Client remains responsible for completed work and authorized costs already incurred, including nonreturnable materials, permits, equipment rentals, and special orders.
Any statutory cancellation or cooling-off right that applies to a particular transaction remains available to the Client.
11. Recurring Services
Recurring cleaning or maintenance continues at the agreed frequency until canceled by either party.
A skipped or delayed recurring appointment may result in additional time or an adjusted price if the property’s condition materially changes.
We may change recurring-service pricing prospectively by providing at least 30 days’ notice. Price changes do not apply retroactively to completed work.
12. Safety and Right to Refuse Service
We may decline, stop, or reschedule service when we encounter an unsafe, unlawful, threatening, or inappropriate condition, including:
- Aggressive animals;
- Weapons or illegal activity;
- Harassment or threatening conduct;
- Unsafe structures or utilities;
- Needles, bodily fluids, or biohazards;
- Significant mold, hazardous materials, or active pest infestation; or
- Work requiring licensing, training, or equipment that we do not possess.
Applicable cancellation or dispatch charges may apply when a material condition was known but not disclosed before arrival.
13. Damage and Preexisting Conditions
Cyrus Services will exercise reasonable care while working at the property.
The Client should notify us promptly if they believe our work caused damage and provide photographs or other relevant information when reasonably available. We must be given a reasonable opportunity to inspect and, when appropriate, correct the affected condition before outside repair work is authorized.
Cyrus Services is not responsible for ordinary wear, preexisting damage, latent defects, improperly installed items, loose fixtures, deteriorated finishes, manufacturer defects, or damage caused by inaccurate instructions or undisclosed conditions.
If Cyrus Services is responsible for damage, we will work with the Client in good faith toward an appropriate repair, replacement, insurance claim, or other reasonable resolution.
14. Cleaning Quality Commitment
If a cleaning task included in the agreed scope was missed or completed unsatisfactorily, notify us within 24 hours of service and identify the affected area.
When appropriate, we will arrange a reasonable inspection or touch-up of the affected area. This commitment does not cover permanent conditions, excluded work, inaccessible areas, normal wear, or services outside the accepted scope.
A refund is not automatic when Cyrus Services has not first been given a reasonable opportunity to inspect and correct an eligible concern.
This 24-hour quality-notification request does not eliminate a valid claim concerning damage or another right that cannot legally be waived.
15. Photographs and Service Documentation
We may take limited photographs or videos to document estimates, preexisting conditions, completed work, quality control, safety concerns, damage claims, or project progress.
Operational photographs are maintained as private business records and may be shared with assigned personnel, insurers, professional advisers, or service providers when reasonably necessary.
We will obtain separate permission before using identifiable property photographs, videos, names, addresses, or testimonials for public advertising or marketing.
16. Personnel and Subcontractors
Services may be performed by Cyrus Services employees, authorized service providers, or appropriately licensed subcontractors.
We cannot guarantee that the same cleaner or technician will attend every appointment, although we may consider Client preferences when scheduling.
17. Workmanship and Product Warranties
Cyrus Services will perform services with reasonable care and in a professional manner consistent with the agreed scope.
Any specific maintenance workmanship warranty will be stated in the quote or project documents. Manufacturer warranties remain subject to the manufacturer’s terms.
Warranties do not cover normal wear, abuse, improper maintenance, preexisting conditions, Client-supplied materials, unauthorized alterations, or failures unrelated to our work.
Nothing in these Terms excludes a warranty or legal right that cannot lawfully be excluded.
18. Text Messages and Electronic Communications
By providing a telephone number and opting in to text communications, the Client authorizes Cyrus Services, Cyrus Cleaning, and Cyrus Maintenance to send conversational and service-related messages, including:
- Responses to inquiries;
- Quote and appointment information;
- Scheduling and arrival notifications;
- Service updates;
- Invoice and payment information;
- Customer-support messages; and
- Follow-up and review requests.
Message frequency varies based on the number of inquiries, appointments, and active services. Message and data rates may apply. Consent to receive promotional text messages is not a condition of purchasing services.
Reply STOP to opt out of text messages. Reply HELP for assistance, call 206-414-9990, or email info@cyrusservices.com. Carriers are not responsible for delayed or undelivered messages.
Opting out of text messages does not cancel scheduled work or amounts owed. We may use telephone or email to administer an existing service relationship.

19. Suspension or Termination
Either party may end future services, subject to outstanding payment obligations, authorized costs, and project-specific cancellation terms.
Cyrus Services may suspend or terminate service for nonpayment, unsafe conditions, harassment, repeated access problems, unlawful requests, material misrepresentation, or repeated violations of these Terms.
20. Events Outside Our Control
Neither party is responsible for delays caused by circumstances reasonably outside its control, including severe weather, natural disaster, government action, utility interruption, road closure, illness, emergency, building-access restriction, or major labor or supply disruption.
We will communicate with the Client and attempt to reschedule affected work when reasonably possible.
21. Limitation of Certain Damages
To the fullest extent permitted by law, neither party will be responsible to the other for indirect, incidental, special, or consequential damages that were not reasonably foreseeable when the agreement was made.
This provision does not limit responsibility for gross negligence, willful misconduct, bodily injury, fraud, or any obligation that cannot legally be limited.
22. Disputes and Governing Law
If a concern arises, the Client agrees to contact Cyrus Services promptly so the parties can attempt to resolve it in good faith.
These Terms are governed by Washington law. Unless applicable law requires otherwise, legal proceedings relating to the services will be brought in a court having jurisdiction in Snohomish County, Washington.
23. Changes to These Terms
We may update these Terms prospectively as our services or legal requirements change.
The version presented or linked when a quote is accepted governs that transaction. A later website update does not retroactively change an existing agreement unless both parties agree or the law requires otherwise.
24. General Terms
If one provision is found unenforceable, the remaining provisions will continue in effect.
A delay in enforcing a provision does not waive the right to enforce it later.
Electronic approvals, signatures, and records may be used to document acceptance.
The accepted quote, approved change orders, required disclosures, and these Terms constitute the complete agreement concerning the stated services.
